Location: Orange Beach, AL
Client: AIG Baker Real Estate, LLC

The Wharf is a major retail, entertainment, and recreation center in Orange Beach along the Gulf Intracoastal Waterway (GIWW). Volkert provided planning, survey, and environmental services to help realize this vision for a premier resort on the Alabama Gulf Coast featuring retail, tourism, condominiums, hotels, entertainment, and recreation including a theater, an amphitheater, and a 228-slip marina.

Volkert services included master planning/zoning, environmental permitting, survey services, landscape architecture, and engineering site design for all utilities and roadways for over two hundred acres of waterfront property. The project faced numerous environmental challenges including wetlands conservation, aesthetics, Coastal Zone Management, cultural resources, flood hazards, floodplain values, land use, navigation, shoreline erosion and accretion, water supply and conservation, water quality, and safety.

To meet the project’s challenges in an environmentally responsible way, Volkert provided extensive environmental services, including:

  • Wetland delineation
  • Submerged aquatic vegetation survey
  • Wetland mitigation
  • Dredge disposal plan
  • Spill prevention control and countermeasure plan for marina fueling operations
  • Operation and maintenance plan for the marina
  • Post-development water quality modeling of the marina
  • Threatened and endangered species survey
  • Federal and state agency and permit coordination

A permit was issued in December 2004 and the Wharf opened for business in 2006.
